HANDS-OFF MANAGEMENT,
LOCAL KNOW-HOW

Scotland's short-let market rewards hosts who understand their local patch. A city-centre flat in Glasgow, a coastal home in Fife and a cottage in Perthshire each attract different guests, at different times of year, for different reasons. Orion Short Stays pairs a founder-led team with local knowledge across fourteen Scottish locations, so every property is priced, presented and run for the people most likely to book it. Our office is on Castle Street in Dundee, and we manage homes across Dundee, Perthshire, Fife, the Lothians, Stirling and Falkirk, and Glasgow. Choose your area below to see how we work there.

SERVICE OVERVIEW

Every Orion engagement begins with a walkthrough of your property, where we assess its layout, condition and likely guest profile. From there we create and optimise your listing, set nightly rates around local demand, and reply to every guest message, day or night. Cleaning and linen are arranged between stays, and monthly reporting shows occupancy and income without any chasing. The service works the same way whether you own a one-bedroom flat or a larger family home, with pricing and licensing advice built around the council area you let in.

WHAT IS MANAGED

Every booking is looked after from first enquiry to final check-out. We arrange a professional photo shoot, write the listing content, sync calendars across Airbnb, Booking.com and VRBO, and review pricing regularly. Guests are screened before they book, then receive a digital welcome guide and 24/7 AI-assisted support. Changeover cleans are charged at fixed rates. We also carry out smoke detector and safety checks, restock essentials, and coordinate any repair that arises during a stay, using trusted contractors or your own preferred tradespeople.

WHY CHOOSE US

Orion's founders bring around 30 years of combined short-term rental experience, and that depth shows in how each property is run. Alongside the major booking platforms, we work to grow repeat and direct bookings, which helps you keep more of what your property earns. Our fees are published openly: a one-off setup fee from £500 + VAT depending on property size, then 15% + VAT commission on bookings. We earn more only when you do, and we confirm the exact figures with you at the walkthrough.

LOCATION DEMAND

Demand for Scottish short lets comes from several directions at once. Edinburgh and Glasgow draw festival, concert and city-break visitors, while St Andrews attracts golfers and university families. Dundee's waterfront and universities keep its city centre busy outside peak season, and Perthshire and Fife appeal to guests looking for countryside, coast and walking. Around Falkirk, Grangemouth and Livingston, working visitors and contractors book for longer stays. Our team prices each property against the pattern that suits its location, so no listing is run on a one-size-fits-all calendar.

FREQUENTLY ASKED QUESTIONS

AIRBNB MANAGEMENT WITH ORION SHORT STAYS

Which areas of Scotland does Orion manage?

We manage Airbnb properties in Dundee, Broughty Ferry, Perth, Blairgowrie, Coupar Angus, Fife, St Andrews, Inverkeithing, Edinburgh, Livingston, Falkirk, Grangemouth, Stirling and Glasgow. Each area has its own page, so you can see how we approach your local market.

Do I need a licence to let my property in Scotland?

Yes. Short-term lets in Scotland need a licence from the local council, and requirements and timescales differ between council areas. We advise on the application and the safety requirements during onboarding, and raise licensing early so your launch is not delayed.

How much does Orion charge for Airbnb management?

Current terms are a one-off setup fee from £500 + VAT, depending on property size, followed by 15% + VAT commission on bookings. We confirm the figures for your property at the initial walkthrough, so you know the cost before you commit.

How quickly can my property go live?

Typically within a couple of weeks of the walkthrough, provided cleaning, photography and licence paperwork are complete. Council timescales vary, so we raise licensing at the very first meeting rather than leaving it until the end

What happens if something goes wrong during a stay?

Guests contact our team first, day or night. We arrange repairs through a trusted contractor or your preferred tradesperson, and we keep you informed until the issue is resolved.
